What Is an APK?

An APK (Android Package Kit) is a type of file that installs an application for Android. Its purpose is similar to other file types, like EXE files on Windows and PKG files on Macs.

If you've ever installed an Android app from the Google Play Store, then you've used an APK file without realizing it. When you tap the Install button, the app store automates the process of transferring the file to your phone and running it for you.

Why do we Use an APK?

Sometimes the Android app you want to install isn't available on Google Play, you can download the APK file from the web and install it manually. This might be necessary if the mobile app provider couldn't get their app approved for the app store, or if it's a private app and might not be for the general public.

First things first, is to allow your device to install an APK

Open the Settings app and tap Apps or Apps & Notifications.

Tap the three dots in the upper-right corner. If you don't see that, skip down to the next step.

Tap Special access, or Special app access on some Android devices.

Next is to allow your Device to access the APK from your browsers like Chrome to donwload the APK. Do this also from your other preferred sources.

1. Tap Install unknown apps.
2. Tap Chrome (or whichever web browser you use).
3. Switch the toggle next to Allow from this source so it turns on.

Install an APK File on Android

The easiest way to install an APK file on your Android is to download the file using the default browser, Chrome. Other web browsers definitely work, just make sure to give them the same permission described above. Here's how to install APK files through Chrome:

Click the Download button for the APK file, simply tap the download option below like you'd download any file.

Accept any prompts you might see about the file being potentially harmful. For example, tap Download anyway or OK.

Once the APK is downloaded to your device, it's time to install the app. In Chrome, tap the three-dot menu button, then choose Downloads to see the file. You can also use a file manager if you prefer to install apps that way.

Tap the file name followed by Install. After a few moments, the app will be fully installed and show up next to all your other apps.

Transfer the APK Installer via USB

If you don't have internet access on your phone, or for any other reason you can't use a browser to download the file, you can still install apps from your computer. Using your desktop web browser, download the APK file just like described above. Then, connect to your Android phone and transfer the file.

If you've never connected your Android to your computer, first turn on USB debugging mode.

You can then plug your phone into your computer with a USB cable, and it'll mount the phone like it would a memory stick.

Your phone will show up as another drive in File Explorer. Move the APK file you downloaded into the appropriate folder on your phone, which might be called Download or /sdcard/download, or an equivalent.

Once the file is transferred, use a file explorer app on your phone to tap the APK file and install the app.

➠ In Agents portal you can see the Preview of your setup Project Information documents. (Setup using Admins Portal)

Step 1: How to Setup Project Information

1. Log in to your Real Estate Admins Portal account using your admin credentials.

2. After logging in, under Modules select Documents Management.

➠  Documents Management consist of 3 list namely Documents, Document Classification and Document Classes.

What are the differences of the 3?
A. Documents - contains all the documents per project or the initial uploading of documents. (can be recognized via Intents)
B. Document Classification - assigning documents on what specific classification/category or grouped the document is. (mainly composed of the chosen document Class, Project, and Document itself)
C. Document Classes - assigning the specific groupings of individual document. (Group naming of the document per Intent and specific Project)

Step 2: Uploading of Documents

1. Select Documents then click on "New" button.

2. Supply the necessary information needed.
   • Project - add the name of the Project of which the document is under (given dropdown list of project).
   • Intent - select the intent name of the document or add a new intent if its not in the list (given dropdown list of intent).
3. Then attached the document by clicking on "Attach" button and after finalizing you can then click "Save".

3. Then please make sure to take note of the Reference no. given after saving the document.

Step 3: Adding Document Class

1. After successfully uploaded the document in the Documents module proceed the setup by selecting Document Class then click on "New" button.

2. Fill-up or add desired Document Class name then click "Save".

Step 4: Setup Document Classification

1. Once document class added successfully proceed to Document Classification then click on "New" button.

2. Supply the necessary information needed.
   • Choose Class - add the Document Class name (dropdown list of document classes).
   • Choose Document - select the intent name of the document or add a new intent if its not in the list (dropdown list of documents reference no.).
   • Project and Doc - not editable field (autofill field after adding Choose Class and Choose Document)
3. Then "Save" changes.

4. And after saving a Classification reference no. will appear indicating of a complete Project Info. setup.

Step 5: Checked Project Info. Setup via Agents Portal

➠ Make sure to double checked your setup via Agents Portal to assure that uploaded Documents are viewable and are group properly.

Step 1: Navigate Project Information

1. Log in to your Real Estate Agents Portal account using your agent credentials.

2. In Menu select Project Info. and double check all the documents you uploaded if it is viewable and are grouped properly.

Buyer will received SMS and Email notification message of the Payment Link and can start on the payment process.

You have two (2) options to complete this requirement via "Pay Online" or "Upload" documents.

Option 1. If via Pay Online, you continue and fill out the form and pay directly online. Online Payment options are listed below.

• VISA MasterCard
• GCash
• Online Banking
• Over-the-Counter / ATM Banking

Option 2. If via Upload, you can submit an uploaded payment receipt. (redirect here)

Below is a step-by-step guide on how to do this:

Before you start

You can download it here:

Only registered Agent details can be imported. If you add an unregistered agent to the PBRF template, an error message will appear

Please do not change the template headings.

The first data column must be blank.

If you are uploading new records, leave the "name" (Lock in ID) column blank. This will be automatically added in the PBRF list after importing.

Only mandatory fields are necessary for new records. You can delete non-mandatory columns if you wish.

Other fields are necessary for new records but can also be updated to the PBRF module after a successful import. You can delete non-mandatory columns if you wish.

For updating, you can update only selective columns.

You can only upload up to 2,000 records in one go. (may be less in some cases)

Step 1: Prepare Your CSV File

• Ensure that your CSV file is the latest template format
• Fill-out the required fields. All Columns in Red are required fields.
• Verify that the data in the CSV file is clean and doesn't contain any errors or missing values.

Step 2: Follow the required input of the date and time for the Date of Creation column and Desired Expiration Column.

• The required date and time format is YYYY-MM-DD 09:20:00 AM or PM

Step 3: Complete other details.

Step 4: Import Data from CSV

Go to Reservations Module> PBRF group > PBRF List > Menu

• In the Menu, click import and the Data Import document page will appear

• On the Data Import page, click New

• This will lead you to the Data Import Page, then click on the Document Type field and browse through the available document and look for the Prospective Buyers Form.

If you cannot find the PBRF form in the Field. You can also type "Prospective Buyers Form" in the field.

Then press TAB or Enter to move to the next field. Click the Import Type Field and choose Insert New Records since we are importing a new set of PBRF data.

Then hit SAVE.

Then after that, the Import page appears. Click the Attach Button and select your updated PBRF CSV Form.

...and click UPLOAD.

Then a Remarks and Preview box will appear. Here you can validate and check your uploaded data. You can also check for errors, then edit your template and re-upload it again if you need to.

To Re-upload your updated template.

• Just go to the ATTACH field, Click the Clear button and attach the template again.

If you have cleared all your error remarks, then we can now import your PBRF.

Execute the Import

• To Execute the import process. Click on the Start Import button found on the upper right side of the Page. Then the importing will run and wait for it finish.

And you will be notified when your import is successul.

You will also receive an SMS notification.

Verify Data Import

• After the import is complete, verify that the data has been inserted correctly into the database. Click the Button in the upper right, and this will redirect you to the PBRF Module.

Browser through the record or list and verify your newly uploaded data by clicking on the row.

How to Update or Complete Your PBRF

• If your real estate application or software relies on this data, make sure it's updated to fetch information from the new database table. To do this, simply go to your PBRF list and click on the data that you want to edit.
• Once opened, you can then start updating or editing by click on the field that you want to update.
• Don't forget to Click Save.

How to update Lock-in period

• As an Admin, you can also update or change the lock-in period date of each of the uploaded PBRF.
• Go to Reservation Module > Buyer Lock-in > Open a Buyer list

Then go to the Duration Field, a calendar will pop-up then update it and don't forget to hit SAVE.

Handle Errors

• If there are errors during the data import, review the error messages and correct any issues in your CSV file or the database table structure. Common errors include data type mismatches and missing values.

For example, in this error log.

This type of error is due to the uploading of an unregistered or unaccredited Agent or seller.

That's it! You've successfully uploaded your real estate prospective buyers' data from a CSV file into your database.

After completing and filling up the forms. And clicking on the Send Docs button. Our system will then forward an email and SMS notification informing your buyer of the submission of your request to Hold his/her unit or units.

Your buyer will receive an email

In the email are a link and access credentials for your buyer to log in to the buyer's portal.

Step 1: Add Buyer Information

1. From the main dashboard or menu go to Transactions and select "Holding" from the menu.

Under Buyer's Information* click on the "Select Buyer" option and look for your Buyers name in the list. Only buyers with PBRF records can be added.

➠ Once the Agent received SMS and Email notification of Buyer's expired PBRF, the Agent can re-register the Buyer once more (if applicable).

1. From the main dashboard go to Transactions menu and click on the "PBRF" option to start the form. Then start to add your Buyers Information and click "Next" button once done.

2. Add Buyer's Valid ID and click "Next".

3. You can skip this page Preferred Unit and click Next (if no intension to Hold a specific unit).

4. Add your Digital Signature by using 2 options via "Draw" or "Upload File".

A. If sign via Draw, in the designated area create your digital signature by using your mouse, touchpad, or stylus.

B. If sign via Upload File, click "Browse" and select the appropriate file.

5. Submit once done or you can double check all of the added data by clicking Previous button.

6. Read some waiver, terms of use and privacy policy then Submit.

Select No if you don't want to proceed to unit holding.

➠ Take note that Buyer already registered with an Agent cannot register again with same or different Agent.

➠ Strictly one (1) buyer one (1) account only.

Attempt #1: Using different "Address", "Mobile Number" & "Email Account" (For Single status Buyer)

1. From the main dashboard go to Transactions menu and click on the "PBRF" option to start the form.

Then start to add your Buyers Information (a Buyer attempting to register again from a different Agent while using different "Address", "Mobile Number" & "Email Account").

2. Click "Next" button once done.

Error Message cannot proceed to next step the buyer was detected as existing buyer.

Attempt #2: Using different "Address", "Mobile Number", "Email Account" and "Status (from Married to Single)" (For Married status Buyer)

1. From the main dashboard go to Transactions menu and click on the "PBRF" option to start the form.

Then start to add your Buyers Information (a Buyer attempting to register again from a different Agent while using different "Address", "Mobile Number", "Email Account" and "Status (from Married to Single)").

2. Click "Next" button once done.

Error Message cannot proceed to next step the buyer was detected as existing buyer.
